Land and Block Clearing on the Gold Coast
Land clearing on the Gold Coast covers removing trees, scrub and stumps to prepare a block for building, fencing or a driveway. Many properties carry vegetation protections, so check the City of Gold Coast mapping before clearing. Price depends on block size, slope, vegetation density and disposal.

Do I need approval to clear land on the Gold Coast?
This is the question to settle before anything else, because clearing is the one job where getting it wrong is expensive and irreversible.
The City of Gold Coast treats vegetation as assessable if it is more than 4 m in height, or if its trunk is more than 40 cm in circumference measured 1.3 m above the ground. Separately, and this is the part that catches people clearing a block, vegetation mapped as remnant vegetation, native understorey, disturbed or regrowth vegetation, or wetland vegetation or its understorey on the council’s Vegetation Management Overlay Map is assessable regardless of how large the individual plants are. A block of low regrowth scrub can be fully protected.
Check your lot on the Vegetation Management Overlay Map in the City Plan viewer, and check the Bushfire Hazard Map while you are there. The council publishes a self-assessment checklist and takes tree enquiries on 07 5582 8708. The council rules guide walks through the thresholds and exemptions.
A development approval or a building approval does not automatically authorise clearing, and it may carry vegetation conditions of its own. Read the conditions.
Can protected vegetation be cleared?
Only with approval, or where a listed exemption genuinely applies. The exemptions are narrow and specific: vegetation along an existing boundary fence or close to an approved building, vegetation within 1.5 m of a pool fence, native understorey under taller trees on lots under 1000 m², pest species identified by a Level 3 Arborist, mapped bushfire hazard around an approved dwelling, and vegetation determined to be dangerous by a Council Level 5 Arborist.
Two things are worth knowing. First, several of those exemptions have distances that vary by lot size. The City Plan’s Vegetation management code (as of 27 October 2026) sets them: a boundary fence within 1.5 m on lots under 4,000 m², 3 m on lots of 4,000 to 7,999 m² and 6 m on lots of 8,000 m² or more; an approved building within 3 m on lots under 8,000 m² and 10 m on larger lots. The council guide has the detail. Second, the exemption guidelines do not apply at all to trees on land managed by a body corporate or inside a community title scheme.
If any of your block is mapped, the sensible order is: check the mapping, get an arborist or planner to confirm what is assessable, then apply if you need to. Not the other way around.
How much does land clearing cost?
One Gold Coast operator publishes a guide: small suburban blocks usually run $1,500 to $4,000, and acreage or heavily overgrown sites $4,000 to $15,000 and above (Sollid Solutions, as of 27 October 2026), with a fixed written quote after a free on-site visit. That is one operator’s range, not a market average, and it does not say whether GST is included.
The table below adds the lines that often turn up on a clearing quote: green waste, crane hire and elevated platforms. Only some are Gold Coast figures, so each row names its region. Where no published figure could be found, no row is shown rather than a guess, so ask the business to price those lines separately.
What drives it:
- Block size and the proportion being cleared. Clearing a building envelope is a different job from clearing a hectare.
- Vegetation density and stem size. Light scrub is machine work; mature trees are an arborist job first.
- Slope and ground conditions. Steep or boggy ground limits which machines can work and slows everything.
- Access. Whether a float can get a machine onto the block at all.
- Disposal. Mulching on site usually costs least; carting material off-site costs most.
- Stumps. Whether the block has to be left ready to build on.
The individual tree and stump figures in the cost guide are a useful sanity check for a block with a handful of trees on it.
What equipment is used?
It depends on scale. A small residential block is often done with a chipper, a chainsaw crew and a compact excavator or skid-steer. Larger or steeper sites bring in excavators with mulching heads, which turn standing scrub into mulch in place, or tracked machines that can work ground a wheeled machine cannot.
Where mature trees have to come out near boundaries or buildings, they are usually dismantled by climbing arborists first and the machines clean up afterwards. That is why a clearing quote often has a tree component and a machine component.
What happens to the cleared vegetation?
Three common outcomes, and they are a real cost lever:
- Mulched on site and spread. Lowest cost. The mulch stays on the block, suppresses weeds and breaks down. Not ideal if you are about to build over it.
- Mulched and stockpiled for later use in landscaping.
- Carted off-site. Dearest, because of truck movements and tipping fees, but it leaves a clean block.
Trunk timber is sometimes worth keeping or selling separately rather than chipping.
Can you clear a block for a new house?
Yes, and it is common work on the Gold Coast’s northern growth corridor. Say in your enquiry that it is a pre-build clear, and include the block size, whether you have a site plan, and whether the stumps need to come out. If you already have a development or building approval with vegetation conditions attached, mention that too, because the conditions set what can and cannot be touched.
Do you remove stumps as part of clearing?
It depends on how the clearing is done, so ask for stumps as their own line on the quote. Some clearing quotes include stump grubbing, which digs stumps and root balls out: one Gold Coast clearing business says it grubs out stumps and root balls as part of clearing (as of 27 October 2026). Others leave them: a Brisbane operator says forestry mulching cuts to ground level without removing root balls, and that stump grinding adds $80 to $400 per stump (as of 27 October 2026).
No tree business is signed with this site yet, so nothing is promised here about what a quote will include. If the block has to be left ready to build, fence or drive on, say so, because leaving stumps in place is cheaper and sometimes fine for a block that is not being built on yet. See stump grinding for how that side is priced.

How do I check if my property has a vegetation overlay?
